Q. Patay na po tatay ko, nanay ko buhay pa, hindi ko na po matandaan kung bakit  nakapangalan yun residential lot sa isa kong kapatid. If you are in the US  and your brother is in the Philippines and in order for you to sign the deed of absolute sale and/or the appropriate conveyances documents , the sale or transfer transactions could still  proceed. 

 Magpagawa kayo ng Special Power of attorney(SPA) authorizing your representative in  the Philippines, to sign for you and on your behalf in the Deed of Absolute  Sale/conveyances. 

 The suggested SPA also covers the granting of authority to your representative in to represent you in the BIR to pay the corresponding taxes for the issuance of the certificate  authorizing registration(car), Assessor’s office and the Register of Deeds(RD) incident to  the registration of the conveyances and the issuance of new title under your name. Be sure  that the SPA, be duly notarized as a apostille legal document by a notary public in the US or  acknowledged and notarized (with red ribbon) by the Philippine Consulate in your area.
